You handle all negotiations, contract signing, inspections, appraisal appointments and all closing arrangements. If you find that these tasks overwhelming, we completely understand! You can revert to a full service commission structure, which will be 3% of the value on the listing side.
You and the buyer will coordinate the closing with the title company of your choice. Details regarding inspection repairs, last minute negotiations and final walk-thrus are homeowners responsibility unless Naples Luxury Domains is also working with the buyer.

If we list your home outside these areas, we will reach out to your areas MLS service to determine the price to join and add your listing to their MLS service.

Yes. These reports take time and are offered with both the Gold and Silver packages. We will provide homeowner a comprehensive market analysis once listing fee is paid. As always but particularly in this market, pricing is paramount. You can put together all the best marketing, and your home is not going to sell if its not priced properly.

Unlike other flat fee MLS listing companies which require the homeowner to upload photos, we do all of that work for you, taking care in organizing your photos in a professional manner. We also take the time to upload your property information and create enticing ad copy property descriptions.
We will provide you a SupraKey lockbox so that agents who are authorized users can come and go with an appointment, with your permission. There is a $150 service fee to rent device, including delivery and set up fees.
Your initial listing with Naples luxury domains will be for six months. If you wish to extend it further there will be $100 extension fee to renew.
Yes.
Yes. We are members of the Naples Board of realtors and also subscribers to the SWFL MLS. If your property is outside these areas, you will want to list your property on the local MLS. We charge cost plus $100 service fee to orchestrate this service.
No. Your title company will handle your earnest money.

You may cancel your MLS listing at any time by submitting a Support Request through our website (assuming there is not a contract pending on the property involving a buyer who was procured by a cooperating broker). If your listing was placed in the NAPLES MLS, there is a termination fee of $100 and no refunds will be provided after your property has been listed. If you wish to reinstate your cancelled MLS listing within the term of the listing agreement you may do so but there will be a reinstatement fee of $100..
No merchandise items (items that are shipped to you) are refundable once shipped. This includes signs, lockboxes, etc. Once they are shipped, no refunds will be allowed.
