We will provide a state of the art SentriKey lockbox which monitors who comes and goes into your home electronically. Buyers and agents will schedule an appointment through you directly or if home is vacant, they can conveniently schedule an appointment online, providing date, time via Showingtime, another electronic online service and you will be notified via email on all appointment activity.

We conduct credit and nationwide criminal background checks.

I've been using the same screening company for more than 2 decades and the software they provide makes my job fast and efficient. In less then a minute, I can have most reports completed. I also verify income, employment, past residence history and oftentimes will search social media sites to better understand who you will be renting to. 

We will prepare all lease docs/ mandated disclosures for electronic signatures

Once all parties have reviewed and signed the  lease, the total amount of the move-in monies will be  due. Our commission is deducted from that total and sent separately from  the tenant funds. The tenant will be credited from the full move-in amount paid and all funds due to landlord and broker are to be paid by wired funds.

DO I PAY A COMMISSION TO THE BUYER'S AGENT?

Yes. Fees are negotiable.

CAN I CANCEL MY LISTING?

Yes. If for any reason you have  questions or concerns about service, we will endeavor to work things out and if you are still dissatisfied, we will withdraw your listing from the MLS. 

CAN I CHOOSE MY OWN TITLE COMPANY?

Yes. However, we have extensive contacts throughout the Metro Detroit community and in the title world so we can make suggestions if you are interested.

HOW DO WE GET STARTED?

Once pricing and photos approved and listing agreement signed electronically, your property will be entered into the multiple listing service.

WHAT ABOUT A LOCKBOX?

We will provide you a SentriLock key box so that agents who are authorized users can come and go with an appointment, with your permission. 

IS THIS THE SAME MLS OTHER AREA BROKERAGES USE?

Yes. We are members of the North Oakland County Board of Realtors and also subscribers to the Realcomp  MLS. If your property is outside these areas, you will want to list your property on the local MLS. We charge cost plus $100 service fee to orchestrate this service.  

DOES YOUR BROKERAGE HOLD EARNEST MONEY?

No. Your title company or attorney will handle your earnest money.
